Eastside, Costa Mesa
Eastside Costa Mesa sits on the east side of Newport Boulevard, running toward the Newport Beach border and the Back Bay. It is the most in-demand corner of the city for buyers who want space and a neighborhood feel without a Newport address, and its lots are noticeably larger than in most of coastal Orange County.

What it’s like
Established and neighborly. Mature trees, wide lots, and a mix of original cottages next to new two-story builds give the streets character. 17th Street is the social center, with coffee, restaurants, and a farmers market feel on weekends, and the Back Bay trails are close for running and cycling.

The draw is the land. Lots on many Eastside streets are large enough for a pool, an accessory dwelling unit, or a full rebuild, which is why so many buyers plan a remodel from day one. Original homes, remodeled homes, and new construction can all sit on the same block, so prices vary widely street to street.
Getting around
Newport Boulevard and the 55 freeway are right there, John Wayne Airport is about ten minutes away, and the beach at Newport is a short bike ride. It is one of the most convenient locations in the county for people who split time between the coast and the office parks around the airport.
