A lot of buyers are asking this right now.
The challenge is that waiting for a better rate does not always mean getting a better deal. If rates dip and more buyers re-enter the market, competition can increase quickly — especially for well-priced homes in desirable Orange County neighborhoods.
Here's what that looks like in practice. Over just the past two years, the national 30-year rate dropped to about 6.05% in February, then climbed back up; this week's Freddie Mac average is 7.24% (week of October 29, 2026). Rates move in both directions, often faster than buyers expect — which is exactly why timing the market perfectly is so hard to pull off.
That does not mean you should rush. It means you should prepare.
The best buyer strategy right now is not guessing where rates will go. It is understanding your payment comfort zone, getting fully underwritten when possible, and watching the right homes closely so you can move confidently when the right opportunity appears.
A simple way to find your comfort zone: run your numbers at today's rate, then again half a point higher. If both payments work for your budget, you have real room to move whenever the right home shows up — instead of waiting on a rate that may or may not arrive.
In this market, the strongest buyers are not always the ones offering the highest price. They are the ones who understand their numbers, know the local competition, and are ready before the perfect home hits the market.
