What Actually Stays With a House When You Sell It?

When you buy a home, does the chandelier stay? What about the refrigerator, the mounted TV, the security cameras, or the smart doorbell? In California real estate, the difference between fixtures and personal property matters whether you are buying or selling, and in this video Katherine walks through where the line usually falls.

Generally, fixtures attached to the property are included in the sale unless the purchase agreement says otherwise. Appliances, electronics, and other items are not always automatically included, which is where disputes start.

The video covers what fixtures typically stay with a house, whether chandeliers and light fixtures are included, what happens to mounted TVs and smart home devices, whether refrigerators, washers, and dryers stay, and how buyers and sellers can avoid disagreements over what is included.

The best way to avoid a surprise at the final walkthrough is to make sure everything that is included or excluded is written clearly into the purchase agreement before escrow opens.

This is general information, not legal advice: what stays and what goes is decided by the terms of your purchase agreement, so review the included and excluded items with your agent before signing.
