Thinking about selling your home? Before spending thousands on renovations, consider these five improvements backed by research from the National Association of Realtors (NAR).
A note on the numbers: "cost recovery" is the share of a project's cost that REALTORS® estimate a seller gets back in the sale. A figure above 100% means the estimated value added is more than the project cost. These are national estimates, not guarantees.
1. Fresh Paint
Paint is one of the most commonly recommended projects before selling. It is relatively inexpensive, and neutral, clean walls help buyers focus on the home instead of the previous owner's taste.
2. Landscaping
NAR's 2023 Remodeling Impact Report estimated 104% cost recovery for landscape maintenance. That covers the basics buyers see first: mowing, mulching, pruning, and fresh plantings.
3. Hardwood Floor Refinishing
NAR's 2022 Remodeling Impact Report estimated an impressive 147% cost recovery for refinishing hardwood floors, the highest of the projects in that report. If your home already has hardwood floors that look tired, this is worth pricing out.
4. Home Staging
In NAR's 2025 survey, 29% of sellers' agents reported that staging increased the dollar value offered by 1% to 10%. Staging helps buyers picture themselves living in the home, and it pairs well with good listing photos.
5. Cleaning and Decluttering
These are simple improvements that can make a big difference in how buyers perceive your home. Clearing counters and closets and giving the home a deep clean makes rooms feel larger and better cared for, and it costs far less than a renovation.
Not Every Renovation Is Worth the Investment
Big projects like a full kitchen remodel rarely pay for themselves just before a sale, and every home and neighborhood is different. Before listing your Orange County home, find out which improvements could help you attract buyers without overspending.
